Reservation Policy:
Upon confirmation of reservation dates and property, a rental agreement will be e-mailed to you for your review and signature. A one week grace period will be granted to provide you with ample time to return the signed contract. Your reservation will be confirmed upon receipt of payment. A deposit of 50% of the rent and 50% of the occupancy tax will hold your reservation if the dates you are booking are more than 30 days out from your arrival date. The remaining 50% of the rent and occupancy tax will be due 30 days prior to arrival date, along with the cleaning fee and security deposit. If you are booking dates that are less than 30 days out from arrival, a full payment will be needed to hold your reservation. Payment of any sort will be representative of formal agreement between you and Santa Barbara Vacation Rentals - even if the signed contract has not been received by Santa Barbara Vacation Rentals.
Home & Condo Amenities/Furnishings:
All homes and condos are equipped for basic vacation needs. Bed linens and bath towels are provided. Kitchen utensils and a hotel-sized supply of soap and general paper products are made available for all rentals. Telephones are provided in some of the units, and local calls are free. Specific amenities are listed on each property's page on our web site.
Check-in / Check-out Procedures:
Check-in time is 4:00pm on the arrival date. We will email you the Independent Check-in Instructions and directions to the property 7-10 days prior to check-in. If you desire an earlier arrival time, please contact us the week prior to your arrival.
Check out is at 11:00am. Keys to the house should be left in the lockbox provided. In the event that any item in the home is lost, broken or misplaced during their stay, the Tenant is responsible for the cost of replacement of the item(s). Items that fall under this category include, but are not limited to, garage door opener(s), house key (s), remote controls, and dumbwaiter due to overloading/misuse, when applicable and any furniture or household items. Replacement fees will be deducted from Tenant's security deposit and will be assessed at check out.
Fees:
Afully-refundable security deposit is required for each reservation, regardless of the duration of your stay. This security deposit does vary by property. Please check the rate information for each property for the appropriate security deposit amount. An additional $500 pet deposit is also required for guests bringing pets (see Pets section of this page).
A standard cleaning fee is required for professional cleaning upon your departure. For private events and weddings, an additional security deposit and/or cleaning fee may be required.
*There are a few properties that require a larger cleaning fee due to the size of the property and/or the number of guests that it accommodates.
Security Deposit Policy:
Security Deposits are cashed and held by Santa Barbara Vacation Rentals. If no damage has been incurred, the full amount will be returned to you within ten (10) days of departure. All or any portion of the security deposit may be used as reasonably necessary to repair damage, excluding ordinary wear and tear caused by you or your guests; clean the premises and/or replace the property of the owner. Within fifteen (15) business days after Occupant vacates the premises, Santa Barbara Vacation Rentals shall furnish occupant with an itemized statement indicating the amount of any security deposit withheld and the basis for its disposition.
NOTE - The rare but typical causes for additional charges taken held from the security deposit are: unapproved late check-out, excessive laundry, excessive sand/dirt in the property, damaged garage doors/furniture/floors, etc.
Cancellation Policy:
If Occupant cancels or otherwise terminates this Agreement more than 30 days prior to check in, the reservation fee will not be refunded unless the Premises are re-rented to another party for the same period of time. If the Premises are re-rented, then the refund will be for the reservation amount less 15%. If Occupant cancels the reservation within 30 days of their arrival date, the rental amount will not be refunded but the occupancy tax, security deposit and cleaning fee will be refunded. No credit will be given for shortened stays due to late arrival or early departure for any reason. Payment of any sort will be representative of formal agreement between you and Santa Barbara Vacation Rentals - even if the signed contract has not been received by Santa Barbara Vacation Rentals.
Pets:
Pets are not allowed without prior permission from Management Company. If an unauthorized pet is on the Premises, (i) Occupant is responsible for all damage caused by the pet, (ii) Occupant, Authorized Guests, pet(s) and all others may be required to immediately leavethe Premises, or be removed from it, (iii) Occupant is in breach of this Agreement, AND (iv) Occupant forfeits its right to return of any security deposit.
General Policies:
Smoking of any kind is not permitted inside any properties managed by Santa Barbara Vacation Rentals. If there is a
ny evidence of smoking inside or close to the inside of the property that you stay in, you will automatically forfeit your security deposit.
As homes are located in residential neighborhoods, you are expected to be respectful of noise ordinances and neighbors. Each property has a specific maximum occupancy. Please note of the maximum number of guests allowed in the homes and condos before making your reservation, as this policy is strictlyenforced. If there is evidence that more than the maximum capacity of guests has stayed at the property (blankets, sheets, pillows on living room couches, etc.), a fee of $250 per night will be assessed and held from the security deposit.
